My first investment condo

Hi, I recently had my offer accepted for buying a condo in the building where I am already living since 2011.

HOA does not let me rent it for the first 2 years. So, I will make it my home office during this time.

This condo needs hardwood flooring. Should I wait to rent it first and then place hardwood floors- in order to deduct it at tax return; but then, I will have to rent it cheaper. Or should I go ahead and do the hardwood floors before renting?

I also need a mentor in the area- Chicago uptown.

Couldn't you live in the new one, and rent the current one you're living in?
