Thank you all for your input. There are definitely good things here I need to consider so I can move forward and I really think like Thomas said I can not do menial tasks if I can get an assistant to do it so I can escale my business

Hi, I would like to get you guys opinion when is the right time to hire an assistant? When is ok to let  go trust someone else to do some of the day to day operations and what qualities to look for on that assistant and how to structure a salary but at the same time to be able to pay him/her by production. Any word of wisdom? I am a lic broker and investor flipping properties. Thank you!

@Account Closed I know the option will be to go to a private mortgage lender but like I said on my initial post I do not want to pay the typical private money lender  interest rates which are too high in comparison to standard lending options. I am willing to pay a little more than conventional interest but no where near close to what a private lender or hard money lender will ask.

Hi. Even though I am not new into the real estate business I am having trouble to get financing for an investment property I own free and clear for which I want to do a cash out refinance  in order to buy more properties. Keep in mind my debt to income ratio is pretty much at its limit due to my primary home and the income declare on my taxes as self-employed and the investment property I own is under a Trust.

I will appreciate any advise on how would I be able to get a loan without necessary going to a hard money lender who will charge me an arm and a leg on interest.

Nothing on zillow is accurate. This is a constant problem I have as an appraiser and as a license broker... You should go to he website and see how Zesitame work, I even posted this on my Twitter account recently since even Zillow CEO stated that the zesitmate is a starting point on the re search. Also if you go to the website it will tell you by state and county what is the marginal error for the Zesitame for example in some areas of TX like Houston I guess the margin for error is around 40% and other areas of Florida is around 8% but I don't relay on any automatic system unless I do my own research. Computers will not consider changes in neighborhoods when you go over a main road or the other side of a lake or for example on the other side of the train tracks which could main indicators of complete different neighborhoods. I am not a lender but same as you for being selfemployed lenders will give me a hard time due to the amount of deductions so what I met with a mortgage broker before filling my taxes to get a better idea of how much in deductions should I present. Another option (again I am not a lender or mortgage) you can even do an ammedment to your previous taxes in order to show a higher income...

It depends a lot in the area, but I will say the most important ones should be crime, school district, nearby employment and competition with other rentals. We you find a lot of rentals properties in one specific area is an indicator of a lot investors probably doing the same that you want to do which it creates some competition and it could create problems with supply and demand

Hi. I haven't look at your add (link) and honestly I don't think I need to. As an experience broker/investor I can tell you there are two reason why a property doesn't sell/rent. 1. Under exposure 2. Price...u get those in order and u will have the property rented in no time. Don't know what area are you but here in South Florida an agent will charge 1 month rent commission and paying an agent will save you lots of time, will help with the background check and will market he property better than just placing an add on trulia or craiglist but even an agent will have a hard time finding a tenant if the property is over priced.

Ask questions. Ask the seller why does she thinks you are a scam, maybe if you understand what she is looking for you will be able to make her a better offer. Let her know you area concern about what she thinks about your offer, you can tell her that maybe you were looking at the wrong comps and that maybe if she could explain you how she got to the valuation she wants for her property you could see where did you do a mistake in your valuation (if any) or just her how you did come up with the value. Most likely she won't do anything but at least she will notice that you are concern and who knows maybe you could even get the deal done but at least you will definetly show that you care
