@Max T. for future references what @Steve Vaughan suggested is generally the cause... Bad element... I paid $32 including shipping for a new one on eBay; youtubed the installation steps and finished in 25 minutes. I have been called many things but handy has never been one of them. It is very easy. I am glad it worked out for you!

So I began the process for searching for deals here Philadelphia. I have put offers in and one came close but ultimately fell through. I am searching for MFH to hoId and SFH to flip. I will continue the process until I find one that fits my criteria. With that being said something crossed my mind that I should have thought about a while ago.

Am I suppose to know how to design the kitchen or bathroom? Or what tiles will go best with what cabinets or counter tops?

I do not possess the creativity when it comes to home design to decide how I want the kitchen or bathroom to look and what materials I want to use. I am an IT guy so I don’t get to many opportunities to sharpen my decorating skills.

How should I approach this? Are GC’s able to choose designs? Is there a designer software program that can do that or would I hire a designer here in philly ? What do you guys do in your renovations? Any suggestions will be greatly appreciated!

I just realized I posted this question in the normal forum. I apologize. I thought I was still posting in the marketplace but a different category. I also learned that I can not delete my post so again I apologize and will pay closer attention to the location I am posting.

Hello Everyone,

I am working on a potential deal and am in need of a General Contractor. Can anyone recommend any reliable and efficient GC's that I may be able to reach out too? I am also in search of a Commercial Real Estate Agent who is experienced in the Philadelphia market. Can anyone be of assistance on these matters? Any good referrals will be greatly appreciated!

With Warm Regards,

Miguel Velez

@Troy S.

I too am looking for a General Contractor in Philadelphia. Would you be willing to recommend a contractor to me as well? I am looking in the Fishtown, Port Richmond areas. Along with niche locations such as Temple and Penn areas.

Hello Chris and thank you for your support! Yes I believe you do know what I mean very well. I was stationed at Bragg as well and I know Fayetteville more than I want to know it. I was in 2-321st FA 4th BDE 82nd!! Good luck to you also!

@Larry Fried

@John Geldert

Thank you John. Yes the amount of information and resources that are available within this site is mind blowing. I know the Pocono area well. I’m in that region once a month visiting family. Thank you again!!

@Michelle Evans

Thank you Michelle and I send nothing but the best wishes your way!! Another Pocono area resident wow! My wife from a small town called Sheppton, PA outside of Hazleton, PA so we are in the Pocono region once a month. The cold doesn’t bother me much…probably because I wear 4-5 layers of clothing!! Haha
