1) Shop around for lenders, ask how much are the origination fees

2) Talk to an agent a few weeks before you're ready to make an offer.

2B) if you plan to rent it after a year the 3 bed 2 bath home might be more appealing to renters.

3) On average it takes 30-45 days.

@Ryan DiCanio Congrats on taking the first step, like everyone mentioned this is a seller's market.  Don't let it discourage you as long as your numbers work that's all that matters.  Naperville is pricy, I'd recommend you look into cheaper towns.

What's the purpose of getting your license?  Either way, I recommend yourhouseacademy.com  That's where I took my class 3 years ago.

I'd say in person, you get more insight and real-life scenarios that help you understand better.

PMI will be there unless you put down 20%, even if it's conventional. Another way to get rid of PMI but not right away is to remodel the home to increase the value and then refinance.
