Post: Duplex to single family

Hey all. I would love some input from anyone that has owned a duplex but lived in it as a single family. I am buying a duplex and plan to live in it with my family for a few years and then will ultimately keep it as a rental property and add it to my portfolio so I don’t want to fully convert it. Any insight into the best way to manage the utilities as well as ideas on things you have done to make best use of the space with dual kitchens?

@Ryan B. A lot of these are funny but I don’t understand your rude response in this scenario. Based off of what you shared, the guy could have just been asking to break the ice or could have meant to say hey is it still available for rent? Your response comes off as you either just had a bad day and took it out on someone for no reason or you are like this with everyone which worries me about you just being a rude landlord/person.

I have a tenant that works for a car dealership so obviously a good portion of his pay comes from commissions. I have a great professional relationship with him and his fiancé and so far they are great tenants in every way possible. Pay rent early, communicate effectively, ask for permission to make changes to the property etc. Would you say it’s crossing a boundary/inappropriate as his landlord if I share his business card with people looking to buy a car? He shared it with me and I don’t think it is but would love to hear thoughts/perspectives.

Hey BP community. The wife and I just got our second rental property after house hacking our first one for 3 years. It’s a duplex and the prior owners lived in the lower unit and was a smoker. I got the place painted, carpets cleaned and ultimately had a company come and run ozone machines and it definitely helped with the smoke smell. My dilema is I now have the lower rented and the upper unit tenants moved out and they were not messy people but the place smells like Body odor and it’s been 2 weeks and the smell has not gone away. It’s all carpeted and I’m wondering if anyone has any suggestions for freshening the air. I think the smell is embedded in the carpet.

After Househacking a duplex for 4 years I finally went in on another duplex. Got an accepted offer but I’m curious what thoughts are on having a rental with a natural wood fireplace or what would you do to ensure safe or no usage.
