@Marcus Auerbach Thanks Marcus! Yes, from my research on this topic most would agree finding an agent like yourself who has a generous investment portfolio is always the best route to take. You make a good point of settling with one agent instead of working all over the place. I will definitely re-consider the types of agents I’m working with going forward (quality over quantity). Since I’ve begun to reach to these agents they’re either at one end or another of the spectrum which makes it fairly easy to weed them out, especially based on your criteria. Thanks again Marcus!

@Barry Pekin Thank you Berry, that makes perfect sense! As the saying goes, “you can’t get something for nothing.” These are very considerate yet modest gestures that can go a long way. I’ve also learned as a tactical method that suggesting a seller list their property with a realtor potentially makes them more prone to closing with the wholesaler due to fees and things of that nature. This is all really great information, thanks again!

@Barry Pekin Yes Berry! I'm actually registered for a few free upcoming masterclasses and meetups in Baltimore, I can't wait! What is it that agents/investors are expecting in return? I'm getting a ton of responses to this question from agents/investors through posting on Facebook groups. Some even recommend not dealing with anyone and just running my own comps and ARV's. But, it seems like they pretty much are expecting something in exchange I just haven't asked yet of course for multiple reasons. Please advise.

Hello my name is Christian Smith,

I’m fairly new to wholesaling and I just have some basic questions I’m hoping to get answered. I’m anticipating on closing my first deal within the next 6 months so I’ve been attacking things kind of aggressively. I’ve chosen the TTP/Cold-Calling route to begin acquiring some potential cash buyer’s and it’s actually began to work! I reached out to investors looking to acquire as-is properties/land and I started receiving request from buyer’s through Craigslist. I found a property (home) right around the corner from my apartment that is boarded up and draws a lot of squatters. I’ve done a lot of searching at home online through public records and I’ve found a considerable amount of information including past residents (deceased/living), phone numbers, court doc’s, etc. I found an open-end deed of trust agreement signed by the deceased owners, relatives & a Trustee from a bank. I’ve done some research on open-end deed of trust but I’m still a bit confused on what I’m actually dealing with and whether or not it’s a deal. Hopefully I can gain some general information about this situation at least something that could point me in the right direction. I may be willing to provide more in depth data about the property for those interested in helping. Also if you have any other pointers for young, new wholesalers just starting with little to no income I’d greatly appreciate it!
