@James Wise If your still looking .. Might i suggest the smaller cities surrounding the bigger ones like Tampa, Ocala, Orlando .. 

I know that where I live ( about a hr N. Of Tampa .. ) there are still properties that can be picked up that meet the 1% rental rule and are under $150k .. there’s a lot that can be bought for $50-75k needing some rehab but still would be below $100k .. I’m talking about 3/2’s .. that average around $1000-1200 month depending on location and over all house appearance .. I’ve even seen a few around $40k that require only around $15k to make rent ready and should rent out for $800-1000 .. that’s not quite 2% .. probably closer to 1.5% after closing and holding costs among with miscellaneous costs also .. 

all that being said , they are getting harder to find but, I forsee that changing soon .. when ? I don’t know .. but, all the really smart investors ( like @J. Scott ) that   I know are predicting it as soon as next year or maybe the one after that .. 

anyway , you can pm me for more exact locations if you like .. I’m not a realtor or wholesaler .  Just enjoy helping other investors and building relationships ..

Great job .. everything looks great .. only thing that stuck out to me was the front posts .. painting them instead of leaving them natural wood ..but hey ..that’s just my humble opinion .. and I’m a picky one so if that’s the only thing I can play devils advocate with .. then that’s saying something .. plus .. everyone has there own take on what looks good to them .. I would say your hitting on all 8 Clyinders though ..

I happen to agree with @Tom Parris finding a duplex or even a triplex so you can live in one unit and rent out the others .. you will find it difficult to find a turn key multi family in that price range in Tampa .. if you want to be in a decent area .. however .. if your handy ( and you should be if you plan on being a on site landlord ) then you may be able to find a property that requires a little sweat equity and be on your way ..

Hello, 

I am a investor who mainly focuses on Fix and Flips in the Central Florida area .. ie: Tampa, Orlando , Ocala and every city in between those major cities .. 

I also work with a select few investors who sometimes agree to be my finance partner and given the right property will fund fix and flips 100% including rehab .. I find and manage the property’s and in return we split profits .. So getting first crack at profit potential properties is the key and I would love the opportunity to be a part of your beta testing .. I will in return keep you updated throughout the year and give my feedback and my opinions when ever asked or if I see ways that might improve the process ..

Hello , and congratulations on starting your investment career.. 

most great deals are not found by a agent .. there are many good agents but in order to find true investment properties you will find it takes a lot of searching , especially in this market .. I would suggest joining a local Rei group like MCREI .. they meet every month .. pretty sure it’s the 2nd Tuesday of every month at days inn right off 1-75 .. but check to be sure .. a lot of great people there and you can start networking .. meeting wholesalers and other seasoned investors who may just have a lead on a property or two .. scan Facebook market place, Craigslist .. local papers .. look at for sale by owners sites ..  

It may take some time in the beginning to go through all the sites online but once you get a system , you’ll find that that time is cut in more than half ... you can set up alerts on most sites for properties that fit your description and location .. another thing is don’t tie yourself to just one location .. but always research the location of you find something that looks promising .. and one more thing is don’t hesitate to long if you happen to find a off market or on market property that has profit potential.. they go fast .. very fast ..

Post: Building low income housing using Shipping Containers ?

One thought came to mind when asked about window installation and other materials getting installed in China before shipping them .. I would think you could source all that material there and whatever you couldn't install or need to keep uncovered for inspection could be placed and secured in the container itself and then things like the windows could be later installed on site but with the materials you get from China .. another person commented on sending a rep to the factory and basically sleep there to make sure they are doing what they promised .. that is something you certainly will find you will have to consider.. as for building new ones from scratch .. I thought the Appel to shioping containers were the lower cost in acquiring them after one time use .. sort of recycling them into viable housing .. have you looked into grants of this type ..or maybe even rehabilitation type grants that may provide money that could offset your labor cost here .. if your recycling and providing low cost housing along with providing local jobs .. I have heard of city or state programs for those types of projects .. not necessarily for container home but you never know until you ask .. Just a idea .. as for myself , I have researched building a SFH out of used containers that I can source right here in Fl .. a couple things that I found stopped me from going forward right away on one that I had planned to flip .

This is just what I was told about a year ago 

1. Because they are relatively new , a lot of banks won’t loan money on them because appraisal’s can prove difficult for true value and they are not sure about depreciation rates like mobile homes tend to depreciate over time .. 

2. The city I was interested in building it seemed put off when I asked about restrictions .. they didn’t know enough about them to decide on the spot ..and I was told permitting might be a problem because again .. inspectors are not familiar with them enough to not run into problems signing off on some things like load limits ( i was looking to maybe build at least a two story with 8 containers total of close to 3200sqft woth two of the upper ones canter-leaving over the parking area ) the property I was looking at aquiring for this project was right across the street from a $1.1 mil 3800Sqft new house on the lake .  And the surrounding homes were anywhere from $200-280 a sqft .. I had a custom builder quoting me $110 a sqft for one of his CBS homes to drywall and I figured with a container home I could have built it complete for that .. plus the $100k for the land, which would have put the project at around $450k completed .. so if it could sell at even $200 a sqft , we ( my investment partner and I ) could gross around $200k which is really lowballing it because in reality if we had built it , then it should have sold at the top of the scale , closer to $300 a sqft seeing how it would be the only and first one in that area )  

Which is another reason we decide not to .. or I should say he decided not to fund it! 

Because it would have been the only and first one .. coupled with the first two reasons .. our thought process was that it would have to se as a all cash or a large cash deal and that would limit our field of potential buyers .. 

My hope is that in the not to distance future I can build one for myself and my wife by using the equity we already have in our exsisting home ( around $250k equity ) and that way we could have a nice beautiful cool place to live and use it as a stepping stone to possibly building more in the future as investments .. whether they are SFH's or MFH ..

I agree with you completely about finding value outside the big cities .. like in Deland and Eustis area's .. i have had my eye on Inverness for a while now and see great potential there as properties are still only selling fir 1/2 as much as they were before the bust .. i see many 3/2 1200+ sqft  listed for around the $75k mark .. of course most need some rehab to become truely rentable but the rents in the area have gone up considerably as of late .. 

Im also familer with the Eustis and Mt Dora ..ect .. surrounding areas .. 

Would love to maybe see if there might be a way we might be able to help each other in some way ..

By the way, I just made a contact about two weeks ago that is looking for exactly what your proposing.. turn key properties .. he is looking for someone who can provide at least 1-2 a month ..

I agree with Melvin .. also another great referral place is Realtors .. most deal with or have dealt with contractors and subs in their area .. ask to speak to one that invests them self .. and last but not least .. local Reia meetings is another great place to get referrals ..

All good info .. and I believe you when you say the numbers can be fudged . It wouldn't supize me if there are owners out there using two separate  books .. one for the IRS and the other for show and tell .. I'm not saying  you of course .. as long as their is cash going though the front desk .. then there is room for fudging .. I knew you were only giving a example of what you mm could sell you place for .. but you can't blame a guy for trying .. heck it seems even if you are to sell at $800k and if the new owners could keep it doing the numbers you said .. netting. $110k yr .. well that to me would seems to still be pretty good investment .. or would I be wrong .. ..
