I live in Indiana.

So the day I posted the question I called and asked if they had it posted.

Today they just sent me a bill.  They have not yet listed it and they are charging me for the entire remainder of my rent, which they are saying is almost $300 more than it actually is, plus other things like repainting. The walls weren't bad, I didn't leave them marked up but they say I did and sent black and white pictures that you can't see anything in.  Also, a hundred dollar hauling fee because a grill was left on the porch (it was my friend's and she picked it up the day after I left so it wasn't hauled away). A $200 cleaning fee because I didn't clean the baseboards and I left fabric softener sheets in 2 of the vents.  I do that to keep my house smelling fresh and just forgot they were there. . . and a $75 charge because my air filter was dirty.

While they are keeping both the $725 deposit and the $500 pet fee and still charging me almost $2,932.

My original lease stated that I will have to keep paying rent until it is rented again, or until the agreed move out date, whichever is first, and that I will forfeit my deposit.  It says nothing about forfeiting the pet deposit.

The renewal lease does not mention what happens if the lease is broken at all.  It also does not say it is a renewal, or that all the previous agreements apply.  I never pushed the issue.  I just wanted to do right by our agreement, and have them do right by me.

They are demanding that I pay all of this now or make arrangements or they will take me to court.  They made no mention of mitigating my charges by renting it out.

I will look up the Nolo.

Thank you, everybody!

Hopefully, this works out.

I am coming to you guys because I just don't know what I can do or should do. Any guidance would be greatly appreciated!

I was renting a house for a year and a half before my boyfriend proposed and we decided to move in together.  I moved to his house because he owns his house.  As per my lease, I forfeited my deposit and my $500 pet deposit and agreed to continue paying rent until it was rented out again.

I left the house very clean, nothing inside, with only a few superficial repairs (2 blinds needed to be replaced because my cat liked chewing on them and a small pane of glass in the french door had been broken by a falling skateboard)  I left nothing inside.  Not even a scrap of paper and scrubbed everything.  There were no holes from hanging pictures, and no smoke smell to get out.

That was 3 months ago and they still haven't done so much as replace the blinds, let alone post it. The rental agency says that the homeowner is going to do the repairs before the post it.  However, they referred to the homeowner as "he" and I know from past conversations that a woman owns it.

I feel like I am getting the run around because I am still paying them.  I have never been late, even after moving out.  I gave them a 2-month notice before I moved, never had any complaints to them or against me.

I feel like I deserve for them to at least post the rental to try to get a new renter and I'm mad that they have not.

I am wondering what the repercussions would be if I stopped paying rent until it was posted.  Is there a legal time frame or am I just screwed because I broke the lease?

Please help!
