Hey @Dan Miles!  I think it shows that you've got some guts to post that you're becoming unmotivated. Yes, "Red Hot!" Went to a listing yesterday in Largo for a possible flip. Agent was smart in listing at lowball price in an area w/comps in 225k range then asking for H & B within 4 days. Photos would make you think there's 20-25k or so worth of rehab. (actual around 40k) There were so many people there I felt like people must feel when they're in line at Walmart on Black Friday!! All good, all part of this game called REI.

It's not an easy task getting your first deal, making this a bittersweet situation.  You've now gone through the "process" and whether it be now or later, dealing with a difficult seller is bound to happen.  I say it's better in the beginning so you know how you may be able to prevent it in the future.  There always seems to be red flags with certain types of sellers.  Mark, I agree with most others.  Sometimes it's just better to take a breath, let go and onto another.  You'll find your golden egg that doesn't get scrambled!  Good luck!

@Angela DeBorja, good to see you're looking for something in the Parkville area!  I grew up in Parkville and know it very well as I do Towson.  My partner and I are in Florida however will be investing in certain areas in B-More as soon as I get my stuff together with our budgets and goals.  I'm a realtor and do suggest as @Mike H. states to get an "investor friendly" realtor.  There's plenty of them here on BP and with them being "investor friendly," they're sure to know investor friendly contractors, attorneys et al.  There's something to be said about just finding the deal.  All else will follow because you know you HAVE to get it done!   Good luck with all!
