We are just getting started in wholesaling, have already sent out some mailers and have gotten a decent response, and would like to see if anyone might be interested in a coaching us a little. I have a bunch of leads, most seem solid at this stage. I could turn some of them over to you if you like in exchange for your time, maybe do a JV deal, or perhaps some other compensation. In the event you have to pass on directly coaching us could you please suggest someone in NOLA who could help us out? Thank you for your time.

Hello Neil.  Congratulations on your flips, that's great!  Do you have any pics of your current one?  How did u set up your funding, if you don't mind my asking, and did you find it off market?

Hello everyone!  I have mostly been a fly on the wall around BP for a couple months, commenting here and there, I figured it was time to say hello properly.  

I am RE agent here in New Orleans, as well as a landlord for my house that I house hack (the other side of my double). I've flipped one other house. Eventually I will flip this house, after some major upgrades, or BRRR it and move on to a bigger and better property. The next big thing for me is wholesaling, for which I am getting my buyers list together currently. I've got lots of questions; I'll ask them as they come. Though I've met some of you individually, I just wanted to actually say hi to the wide community.

Hi Emily! Nola here too! I would say read and listen to the podcasts, and go to our area REIA. That should give you a good idea of where you want to go. But I would think house hacking might be a good place for you to start.

If you have more than 4 properties or do not live at this property... Then you must go by what you normally require in your tenant screening, otherwise you are violating fair housing laws. This is not something you want to get in to.

Yes, you need to read up on eminent domain laws. If they want to take it, they can and will.
