I've owned a multi-family in the past but I was local so I had many connections to trades people and contractors.

I'm now looking into the Tampa area.

My biggest hurdle is finding the tradespeople and contractors I can trust remotely.

In person REIA meetings are not really an option.

How did you build your network? Did you start with referrals from your agent/PM? REIA meetings?

How did you avoid getting scammed? How did you check in on progress of your project?

We are looking to do light to moderate rehab. when we purchase a multi.

We are out of state.

Is it impossible to find a reputable contractor that is not 6 months out with a huge premium on services?

Should we pivot our plan to buying rent ready?

@Jorge Vazquez thanks for the info. How difficult is it to find a builder for upgrades lately with the boom in Tampa?

@John Beasley

@Emy Bernardo

Did either of you execute your purchases.  Curious to see how it turned out.

@Clay Lehman very helpful. Thank you. Are there any indicators that would forecast saturation?

@Chris Levarek Thank you.  Those sites are very useful. It is difficult to decide where to even start with the full analysis so those are very helpful.  You post is great too.  Can I just use your work?  That would be so much easier.

@Alex Hernandez Thank you. I will reach out.

@Kerry Baird I like that housing allowance indicator.
