Hey Bryan,
If your customizations are not being saved you need to check the settings on Adobe Flash. If you have your flash settings set to "never remember" then your login information and your customizations will not save. If you need help with these settings shoot us an email and we would be happy to send you a link.

You can absolutely search by the opening bid. If you go to the foreclosure tab you can enter 1 for 1 dollar so that you only see those that have opening bids. If the opening bid is not in your list view you can press the customize button and easily add the opening bid column.
The advanced alerts, which automatically sends you a text message or email when an opening bid is posted to the site, does require an additional fee. This is only for the alerts, you can still login and see all opening bids and sales results.

This subscriber opened 2 accounts without contacting us and made several typos in both the email address and his name on the account. Seven months after starting both accounts the subscriber contacted us for the first time about the double billing. Once we located both account we initially asked if we could provide a credit of service to the active account. This subscriber was angered by that suggestion and wanted to cancel both accounts. At this time it appears that he made this entry into this forum. We promptly called this subscriber when he expressed the fact that he no longer wanted to subscribe to the service and we credited his credit card.
When we saw this post today (one day later) we did email him to give him a chance to retract this post but it appears that he is not interested in updating this information after we successfully (within minutes) resolved this issue.

BTW-Did you see that casting call email for the reality show?? I wish we could see which investors were sending in their profile. We certainly heard from many that said not just NO but HE-double- hockey-sticks NO! :)

I actually worked for a title company that handled some of the files so I got to work behind the scenes at one of the REO auctions. If the reserve set by the bank has not been reached they will disclose that to you when you go back to sign your paperwork. You can then walk away or you can sign the disclosures and give your deposit and wait for the bank to present you with a counter offer. If you walk away at that time then the property will come back up for auction the same day. This is also why many of the properties that show sold at the auction will come back on the market a few weeks later.
ALERT: Another issue that is very confusing to folks right now is that Auction.com has entered the world of Trustee Sales. Up until recently the properties on the auction.com site were all REO properties being sold through an auction format (they already went to trustee sale and are bank owned). NOW Auction.com is actually holding trustee sales which is an ENTIRELY different auction with VERY different rules. You are welcome to contact me if you need more information.

Orange County, CA is one of the counties that has multiple trustee sale times and locations. You would want to check the individual property to see where the sale is scheduled to be held. Below is a list of the standard sale location and times. There are 259 properties scheduled to go to sale tomorrow and 7119 properties with active sale dates as of today.

9am, 10 am and 3pm-300 E Chapman, Orange, CA
10am-401 E Chapman, Placentia
12pm, 1:30 pm and 3pm-700 Civic Center Dr W, Santa Ana
9am-100 The City Dr, Orange
10am-8180 E Kaiser Blvd, Anaheim Hills, CA

We database all Notice of Defaults and Notice of Trustee Sale at ForeclosureRadar but this requires a subscription to access. We also have a cool short sale report (free to everyone) that tells you how long on average it is taking for the lenders to foreclose. In the 5 western states that we cover we are are being plagued by postponements which could provide more time to short sale. Years ago I would have said that if a sale date is set then it is too late to negotiate a short sale. I would now say that it depends on the lender.

Hi John,
There is a great group that started down in San Jose but they also have meetings in Pleasanton. Geraldine does a great job bringing in guest speakers. I actually attended an awesome meeting where she had a panel of investors that buy bulk wholesale REO's. It was VERY informative and eye opening to talk to folks that are actually doing that. Obviously accuracy is very important to us at ForeclosureRadar. Our phone numbers are taken from public records and given that we are tracking homeowners in foreclosure it is likely that their phone numbers have changed (or been disconnected for non-payment).
Our listing information is powered by RealEstate.com. It depends on how the local MLS reports data online as to whether or not RealEstate.com is able to pull that information. In some areas we get almost all listing information and in other areas we get virtually no information. We continue to provide this to allow you to eliminate the ones we know are listed but you will always want to cross reference this information with the local MLS.
