I have everyone pay the application fees, security deposit and 1st month's rent by Paypal. It is completely free to everyone if they use "transfer" instead of "buy".

Then I set them up on automatic rent deductions from their bank account every month. The company is erentpayment. It is a condition of living in my rental. I rarely have anyone balk at it. On rare occasions I have ok'd them paying by Paypal every month.

I don't even give them the option of paying any other way. Works great.

Hi Mike. I definitely agree about the gardener and always include gardening in my leases. I don't include a housekeeper in the lease, but I almost always have to pay a housekeeper to deep clean upon move out. Of course, the cost is taken out of the security deposit. You are right, some of them seem to never clean. If you really want it to keep cleaned, maybe increase the rent by $50 or so and have a housekeeper go there for 2 or 3 hours per month to do the toilets, showers and floors, for instance. Not a bad idea. Michelle

I don't think you need to spend the money on ripping out the carpet and putting something else in, as long as the carpet is in good shape. Then if it gets stained by tenants, the security deposit is used to pay a professional carpet cleaning company to clean it when they move out.

I treat the new person just like I did the original tenants. I get IDs, check their credit, etc. If they qualify I just have the new person sign the original lease. No need to add an addendum. Regarding security deposits: My lease states that whoever paid the security deposit is who I pay it back to at move out. That could be 1 person or everyone on the lease.
