The contract probably means that if you are fired, then you have to leave immediately. But, if you quit, then you have to give at least 30 days notice. 

However, it is not written well and does seem to conflict.

Normally, when you are the manager, you are not technically a tenant (just an employee using their apartment while you work there), and you have to move out as soon as notice is given by you, or by the owner. Do you also have a lease? Did you pay a security deposit?

If you have a lease, then you probably have to give 30 days notice or will lose your security deposit.

If you don't have a lease, then it appears that you can just quit and move out. Either way, he can't make you continue working there. It says right in the contract that "Employment is terminable at will".

Since you said you already left them a message to check their email, and they still haven't done it, I would move on to the next application. Then if the first guy gets it done, I would pick the best one between them.

That is exactly why I stopped using SmartMove. Tenants wouldn't check their email and ok the background check, or they would have trouble figuring out how to use it. It was just a pain to use.

For now, my suggestion is to keep accepting applications until everything is complete and you approve the best one.

If I am showing the place to one person only, then I just walk whatever route seems to flow the best for the house. If it is 2 or more people (which it usually is), I just stand back and let them wander the house however they like. That way, they can talk without me standing right there. People seem to like walking around on their own. I tell them to let me know if they have any questions, and I do point out the best features. I don't want them to miss them of course.

I've never heard the term "Dabbing" either. Thanks for the heads up. 

I love Facebook for checking people out. I recently had a single mom applicant that wanted to move in with just her 2 kids. No mention of a boyfriend. Then her FB page showed the boyfriend all tatted up, with piercings and a t-shirt with pot leaves all over it, drinking, etc. I just passed right over her application. I knew it wouldn't be long until he was living there too.

If people were smart, they would clean up their FB page before applying for a house or a job. But, they aren't that smart.

I tell the tenants that I am going to call the window repair company and that they are responsible for paying the bill directly to them. I then tell the company that the tenant will be paying the bill at the time of service.

This way I don't have to fight with the tenant for the money and I don't have to take it out of the security deposit. This has worked great for years.

@Nicole A. You should just block that woman's number on your phone. You will never get another call or voice mail from her again. I've had to do that to people. It's a great thing to have.  :)

I have had deaf tenants. We just used email and texting to communicate. It all worked out great.
