Hello friends,
I am coming to a dilema on this letter I received from DHCR and hope someone can assist me.
This letter i received basically says that due to my tax exemption history on a 3 unit house, my house is subject to becoming a stabilized house. I have to register on DHCR to have my house registered as a stabilized unit. If that was the case i would have never applied for 421A exemption. So I am trying to find a lawyer in NYC that can assist me in this.
Any thoughts?

Hello All,
Was wondering if i can get a helping hand from my fellow biggerpocket members.
The story is that i had my 3rd floor tenant evicted and they moved out on 6/3/2016. During the process of them moving out, i found out a few things that they left in the apartment. 1. keys were all not given correctly, 2. walls painted in orange, blue and green colors, holes in living room, and hallways, toilet clogged with rent receipts, garbage everywhere especially in 2 rooms, and so forth. Basically they were disgusting tenants so they left it the way how they lived it for 8 years. i have filed for small claims and asked for $2800 (should've asked for more really.) The court process took a while because of traffic (my fault really) and there was no translator for the other side. The end result was it was set in Sept 2017, i went and both side decided to agree on the amount of $1000.00 settlement on damages. I have a feeling previous tenant will not pay before or on Dec 2. My question is what can i do next to maybe get a larger settlement? take her to court again and do an "order to show of cause"?

i agree with Shawn. Why not try to find someone whose more trustworthy that way you will have less stress on your shoulders.

Good morning,
I live in a 3 unit house in queens and the building is regeristed in as mutli dwelling in nyc. The house is not rent stabilized or rent controlled. I have 2 units rented out and one of them has an expired lease. 1st floor has been living there for the past 7 years with an expired lease. My question are: 1) because they are no longer on a lease how long can i increase their rent if i increased it 4 months ago? I am trying to compete with market price so not to lose passive income or take anything out of my pocket. 2) does the regulations of tenant- landlord guideline listed in the nyc government site still pertain to me? 3) is there a website where i can find more information about free market houses? 4) is there any lawyers or knows any good lawyers in queens to be able to free consulatation?
Also if someone can help me with these questions :
1) who is responsible for kitchen ventilation fan, the landlord or the tenant? and Tenant was the first tenant to move in to the new house.
2) tenant broke the terrace screendoor with neglect and expect landlord to pay. However l do not want to pay to fix what they broke. Tenant said she will call 311 because she has a child under 10 years old. Tenants terrace has 3 doors 1) window door, 2) terrace screen door and 3) metal door, all able to open at free will. Can she accuse me of not providing security for her child?
Please someone help me.
