@Greg Dickerson I have been thinking of switching to cold calling because I have seen a lot of people doing it with the d4d list. I will try that!

I have been at wholesaling now for over a year with no results. The first 9 months of that year were in my college market but for the past 3 months I have been working around Montgomery, Chester and Delaware counties in PA. I have been using DealMachine as my primary marketing method and have sent out approximately 450 postcards. The thing that is worrying me is that I have only revived 3 calls, one from a buyer one and 2 from unmotivated sellers. I also received a text from a lady complementing my postcard and a call from a guy who was very angry about the photo. This respond rate is unacceptable I have been at this for over a year and I am close to my breaking point. I don’t know if I can continue to work hard and spend money to get 3 calls. Really 3 months of work to get 3 calls is pretty awful.

HELP!!!

New wholesaler here and my question is how does one select the neighborhood to drive in when driving for dollars.  I often find that many neighborhoods are either too nice and don't have any distressed proprieties or are all distressed like areas of the city with row homes that all look the same.

@Brandon Krieg I got my first property under contract in mid December 2018 and did not even know you had to take it to a title company. I thought that waiting untill you have both contracts was the standard method. Seems like all the people teaching this game just say hey go get contracts signed then that's it you can market the property and forget to even mention basics like these.

Let me ask you this, what is your plan for closing on the property?  Do you plan to close on the property whether or not you can assign the contract?  Or only if you can assign the contract to an end buyer?

On my P+S Agreement there is a line where the seller signs that they have received the EMD in cash. The ron legrand course tells you to do it that way but not im not sure if thats correct.

@Lydia T. Your right, sorry if I jumped on you. To be honest I am super frustrated with this whole process mainly because everybody under the sun tell you something different it seems like.

@Kyle J. So should it be taking the contract to the title company right away after getting the property under contract?

@Lydia T. I spent 5 months learning. The time for learning is done. Now is a time for action. And my grasp of the basics is fine I'm just following Instructions
