Thank you everyone! I really appreciate your feedback. I thought about delaying the move in date until the security deposit was in hand but then realized if they have issues with the deposit they would likely have issues with rent. I told them I won’t be proceeding with the lease and feel so relieved! Thanks again for your comments! This helped me a lot.

4 tenants (students) were supposed to pay security deposit today for April 1 move in. I have not signed lease yet as I want all signatures, co-signers and security deposit in place. 

They just let me know they can pay half on April 1 and the other half next week after they move in. 

What would you do in this situation and what would you tell the prospective tenants?

Thanks Kiernan. Just a followup - if buyer decides not to buy furniture, but tenants are still on the lease for a furnished apt. what might be my options at that point? Thanks again.

Hello I am considering selling my 3 unit and two of the units are furnished. I would appreciate feedback on the following:

Should I negotiate selling the furnishings separately? Is buyer obligated to purchase the furnishings (tenants occupy the units)? What are rights of owner vs tenants if new buyer wants to occupy one of the units as a condition of purchase?

I have a 3-unit in my name plus umbrella insurance. My insurance broker just told me that because I have a commercial insurance policy, the umbrella insurance would no longer apply. The commercial insurance is about $1k cheaper than my prior policies but now I am thinking to revert back to a residential insurance policy so that I have the additional protection of an umbrella insurance (or put the property into a LLC). I wanted to point this out as a consideration for you.

Hi Anne I am interested in monthly meetups.  There was one in January and it was great to meet other investors.  April sounds like a good month to start.  I also moved back to Maine from nyc and it would be great to network with you and other investors!
