Hi @Mike D'Arrigo . Thank you for the tip! During my initial research, I did narrow it down to neighborhoods such as Independence, Raytown, Ivanhoe and a few other areas. Would that be more suited for narrowing down my criteria? I have a few calls in with property managers this week and will be getting their insight on good neighborhoods in my price range. Hopefully this can help with polishing my criteria a bit more.

Hi @Janani Kalpathi good luck in you and your fiance future investments in KC! I did not look into 66103. Any particular reason you are looking into that area?

Hi Allen! Just accepted your connect. I too reside in the SF Valley, just a few miles from Chatsworth! 

I also research Columbus, OH as well and that city has great returns. I will definitely share more finding on this thread as the weeks go on. I appreciate you sharing the google maps. It is very detailed. I will confirm with some of the Property Managers I will be calling this week and confirm these areas.

Good morning Biggerpockets fam!

My name is Michele and I am from Los Angeles, CA. I have been researching Kansas City, MO since the beginning of the year and have decided to make my first out-of-state purchase in Kansas City. I found through my research that the city has a diverse workforce and great positive cash flow and growth.

I am looking to connect with investors, real estate agents and property managers that have experience working with out-of-state investors. I have decided to focus on SFH and duplexes in the $65k-$150k in zip codes 64109, 66101, 66205, 64118, 64133, 64131, 64138,64128, 64110 and 64111 financing it through cash and OPM. I plan to do a couple of fix & flips first and go into rentals to build my portfolio from there. So far, I have contacted a couple of agents through searching online and social media. I plan to make a trip out there in the next couple of months once it's a bit safer to travel due to the virus. Any help is appreciated.

Hello BiggerPockets Family!

I am a new investor and planning to do my first deal as an out-of-state investor in Detroit. I have been working diligently to establish my “4 core” team before my trip next month and plan to meet with a couple of Property Management Companies. So far my research has found me PMs that do not fit my qualifications in the area. Can any refer a good PM company or person that have had great experience managing their property(ies) and great communication with clients?
