    I appreciate that, man—it really means a lot! I’m just taking it one step at a time, learning as I go, and trying to set things up the right way from the start. And don’t sell yourself short—getting started as a bird dog is a smart move. It puts you in a position to learn the market, build connections, and spot deals before most people even know they exist. That’s a huge advantage.

    Totally agree on property management being a make-or-break factor. I’m still refining my approach there, but having the right team in place is one of the biggest keys to scaling sustainably.

    Definitely looking forward to staying in touch and exchanging ideas as we both grow in this space. Let’s keep the conversation going—I’m sure we can learn a lot from each other!

    Thanks so much for your kind words—it means a lot to hear that! I’m definitely working hard to create a solid foundation for both my family and my investments, and it’s encouraging to connect with like-minded people who are exploring real estate as well.

    You’re absolutely right about Section 8 housing, the stability of cash flow is definitely a big draw for me, especially with the U.S. market being more accessible in terms of affordability compared to Canada. Navigating property management in the U.S. has been a bit of a learning curve as I am looking to build a good team. Trustworthy property managers can make or break a portfolio, and I’ve found that vetting them carefully—checking their reviews, local reputation, and how they handle tenant retention—is crucial. That’s something I’m still fine-tuning as I explore new areas.

    As for scaling up, my focus right now is on leveraging tax-efficient strategies and building a system of limited liability companies (LLCs) to keep risk compartmentalized. I’m also looking into self-settled spendthrift trusts to add an extra layer of protection, especially as my portfolio grows. One lesson I’ve learned so far is that patience and thorough due diligence always pay off, whether it’s with property acquisitions or selecting the right team to work with.

    We have an INC for the Canadian side of things. 
    We were considering a LC, Or ULC or even a partnership for the pass-through.
    Beyond that is somthing i will have to def learn more of.
