I just recently rented out my condo and the tenants are requesting that I allow them to move my stove to the garage for storage so they can move their own stove in. I'm generally ok with the idea except I'm concerned with 1) whether they will be careful enough with the flooring, walls, door frame, etc. when they move the stove and 2) whether they will be able to install the stove properly esp. with the gas line etc. How should I go about making sure that these issues are addressed? Thank you. I'm a new landlord so I don't have much experience.

Thank you for all of your feedback which have been very helpful.

A couple of you mentioned PM software. What are they and do they cost to use?

Thanks

Greg, that's interesting story. Thanks for sharing. It's too late to put anything in the contract that says I'll charge if I get a check. So I'll just go with the reward method for the time being.

Tom, that sounds good but wouldn't that expose your account number to your tenants? Is that not a concern? Thanks.

Hi,

First-time landlord here :) I just got a tenant into my condo (yeah!). To encourage them to pay online on a scheduled recurring basis, I was thinking of offering them a one-time gift certificate. What is an appropriate amount? Is $100 too little or too much? The rent is around $2,300. What are other alternatives that you would suggest? Thank you so much!

Hi,

First-time landlord here with one single-unit rental property. Can you suggest the best way to collect rent from the tenant?

Thanks,

Mich

Thank you all for your wonderful suggestions. Debbie, thank you for directing me to "Xtreme Mats"! That's exactly what I'm looking for for my own house lol. Do you use this for your rental?

Can anyone suggest a good and inexpensive way to line the kitchen cabinets in my rental, for both the shelves and the floor area under the sink? The cabinets are made out of MDF so I want to avoid water damage as much as possible.

Ideally, for under the sink area, I imagine something like a drip pan but I'm having a hard time finding one that fits.

Thanks
