I am currently closing on a full rehab in Bethlehem PA in two weeks. I'm looking for a reputable but affordable contractor in the area.

I am looking for an investor or agent who has experience in Section 8 housing in Northern New Jersey and/or Trenton?

I would say $1600 might be a little high for that area of Ewing. You want to stay north of Olden Ave (near The College of NJ). You also might want to consider the year the house was built and the expected maintenance for each particular property.

Sandy Reddy I've tried the same route that you are taking. Conventional financing will be very tough to get in 30 days. New rules and regulations in NJ have made it difficult for lenders to close in 30 days. If you are going to take that route, I would definitely recommend an backup plan.

Can someone recommend a homeowners insurance or builders insurance for flipping in north New Jersey? 

@Julie Verardi I'd say a you wouldn't be able to find a good real state attorney for less than $1000 to close on a two family in JC. Definitely make sure they specialize in Real Estate.

The closer you are to the light rail on Garfield, the nicer the area. As you get further, the area gets sketchy. Your best bet is to walk the area and get a feel for it yourself. The newer construction 2-family homes which were built in 2006 sold for ridiculous prices and are now getting foreclosed on. You could probably get a good deal on one that doesn't need too much work.
