Yes his min investment currently is 100k which I am looking to do just to try out his product.  He did mention there is another vehicle coming out soon that would allow non accredited investors to invest but no details are out yet.

Hey Ernesto,

His terms are 6% preferred annualy. Anything after 6% including the sale/appreciation of the property is split 65 Investors 35 Cardone Capital. I believe he averages a current return of 11-13% on his funds and shoots for 20-30% IRR over the course of 10 years.

He also charges a 1% management fee annually, 1% disposition and 1% acquisition fee.

Hi I'm currently looking to invest with Cardone Capital and I'm wondering if anyone here has ever invested with him or any other similar syndicators.  My ultimate goal is to build up my passive income to replace my job income, and when he (Also Origin Investments) talks about the stability of investing into large multifamily funds rather than individual deals, it makes sense.   

There are also a few others I've looked into such as Rod Khleiff's, Sunrise Capital Investors (Mobil Home Parks), Origin Investments, and Western Wealth Capital.  You are required to be an accredited investor with all of these vehicles.

He does manage I believe a 20-30 unit apartment complex there and knows the area quite well if that helps.  He also owns a large commercial building in which he runs his ballroom business for Weddings, Quinceanera's and so forth.

Hey Nick if you'd like I have a contact for a realtor in El Paso who has lived there the majority of his life.  He should be familiar with all the areas. Just send me a message and I can give his contact info to you.   I'm actually looking to partner up with him in very small 4 unit deals, I'll be interested as well if buying large multi families there are a good idea.  

From what I know the El Paso economy has not been doing well and is heavily resided by the military.

Hi guys new to BP but not new to real estate.  Currently own about 10 units all in Phoenix Arizona and have done about 5 fix and flips but would like to get into something a little larger around the 30 units or above in Multifamily apartments.  Currently I am looking to invest about 25% into a 1 million dollar property but looking through the current Phoenix market, prices of properties are a bit high to purchase anything for 30 units or above.  Also does not leave much room for value add to the properties. 

Which markets in the US are currently good markets to look into to return a better cash on cash return as well as a possibility for value add?

P.S. If anyone in the Phoenix/Maricopa/Arizona area would like to meet I would love to meet new people who are also interested in the multifamily space as well.
