From many of the successful syndicators who I have heard on podcasts, the number 1 regret from 99% them is that they should have started earlier!  As far as I’m concerned go for it!

Hey Jimmy,

From what I've heard on some podcasts regarding properties which start at a negative cash flow, unless your an experienced investor or have a partner who is experienced in turning these around, it's best to avoid them.  Since it seems to only be 21 units you should be able to verify all the leases one by one once your in due dilligence.  May I ask how you are getting/doing the financing and how much capex is required? Also with a 10% cap rate seems to be your in a C class neighborhood so be sure you want to specialize in that type of area or know the area well.  Is there any planned improvements to the neighborhood by chance?

Just recently made an investment with REM/Penn Capital on their Dayton Ohio deal.  Also have made an investment with the latest Westernwealthcapital.com deal in Mesa Arizona.  Looking to participate the min with Cardone Capital possibly in the next month or so.  Will keep you updated :) Thanks

Hey Akash!

Im also on the same boat in wanting to get into multi families and since multi families is completely new for me, I'm looking to learn as much from others who have already been in the business.  For this reason, I have made and looking to make passive investments with syndicators that have shown to have a proven record in not only giving solid returns, but educating their investors throughout the process in some fashion.   Im essentially taking these investments as an educational experience as well as investing at the same time (Win-Win).   

I like REM (Rod Kheliff) and the approach they take in including their investors so I recently made an investment into their latest Dayton Ohio deal. Other syndicators I have invested is WesternWealthCapital.com which is based out of Phoenix.  The reason I like this group is that it allows me to go checkout the process/strategy from beginning to end in person. I recently was able to walk a 156 unit in which I'm looking to make a investment in the next few weeks.

I'm assuming you are accredited since most syndicators require you to be accredited, but I feel this is the best way for me to get into the multifamily world and also you can add these investments into your resume before starting to do deals yourself. 

So in the end I guess it really depends on how comfortable you are in diving into the multifamily space and what kind of partners your able to develop!  I'd say if you find an experienced partner in the field and want to start directly into a deal yourself go for it, but if you'd like to learn from others, I think passively investing and learning while looking for deals (which are hard to come across the days) also is a smart strategy.  My strategy is to do both so I do still have additional capital available just in case I do find a deal that I'd like to jump on.  Cheers!

 @Lane Kawaoka  Thanks Lane...yea it would be interesting to see what kinds of terms they come out with once this non accredited fund comes out. Do you have any other investment funds or funds that you invest in?
