Post: LVP or hardwood floors

I am doing a flip in the Classen-Ten-Penn neighborhood. For those of you not familiar with OKC it is an older neighborhood with houses built in the 1920’s that is just south of the Plaza District, which is a very popular business district with local restaurants, art galleries, entertainment venues, and retail shops. The property I bought has great curb appeal and a good downtown skyline view from the front porch.

The floors in this property were in rough shape and had to tear out what little original hardwood remained and replace majority of subfloor. I know a lot of these older homes have hardwood and that hardwood will typically bring higher returns. But the cost will be significantly higher (probably close to 7k more) than if I went with a nice LVP. And my budget is already getting stretched pretty thin. 

The question I had is whether I should bite the bullet and pay for the hardwood floors or go with a nice LVP and save my budget.

I am looking for recomendaciones for good investor friendly contractors in the OKC area. Looking for someone who offers good prices and quick job completions. 

We am also looking for specialized laborers such as painters, flooring guys, and general handyman who can handle smaller scale projects that I can manage and don’t need a general contractor.

I am looking to grow into the Greenville/Columbia SC area. My strategy is to fix and flip houses to build capital to then put into buy and hold properties. I am not local and will be looking for people who can I can call in the area.

I am looking for a solid wholesaler who could wholesale me a deal about every other month. I am looking for a deal that comes in at 70% purchase plus repairs.

I am also looking for a good real estate agent who understand the Greenville and Columbia market very well and can give accurate ARV estimates. I will also need them to market and sell the property after it's remodeled.

I also need recommendations for some good contractors who can do a full remodel at reasonable prices. I also need some specialized laborers who paint, landscape, flooring, etc who can do smaller jobs that I may choose to contract out myself.

I am a new investor in OKC and I have gotten my team together and have been actively trying to find deals in OKC for several weeks. I am looking for a flip and need my purchase+repair price to be 75% of ARV for financing purposes. I need to flip to build capital to put into buy and hold properties as I am a state worker who has a limited amount of capital to get started with. I have looked over the mls and have contacted a couple of wholesalers. So far every property I have seen does not meet these parameters. How does everyone on here find good deals? Am I missing something or is it just that hard to find a deal in this market? Do other people spend more than 75% when they flip?

I am looking for a good OKC wholesaler. Looking to buy 5-6 properties this year and need a good source of good priced properties. Current wholesaler has been over estimating ARV and well under estimating repairs needed. I taking they estimated 10k and I go in and there is no HVAC, wiring box needs updated, 2 bathrooms and a full kitchen remodel. 🙄 If there is anyone wholesaling good deals in OKC I'm available to be your buyer.

I am in need of a good wholesaler to get leads from in the Oklahoma City, OK area. Been getting leads from a larger company and they have been consistently over estimating ARV and underestimating repair costs leading to a bunch of bad deals for me. I am hoping to close 3 flips and 3 buy and hold properties by the end of the year, with a goal of doubling that production next year. I am a very motivate buyer who wants to close multiple properties and build solid business relationships for years to come.
