Jordan thanks for getting back to me.  I appreciate it.  What's your assessment of Bridgeport and it's future possibilities being closer to it day to day then i.am?

Jim K. thank you as well for responding to my thread.  I am so glad I found BP!!!

Matt Michaelson and Marian Smith thank you very much for your advice. This is my first go around with REI and I am learning on the fly. I appreciate you taking the time to help me out. Thank you!

@Josh VanSetten thank you for the suggestions....I appreciate it!!

@Theresa Harris thanks for getting back to me.  I figured the same thing would need to get done.  I have also discovered through some research that the problem could be from a tenant to who is a chain smoker....which the current tenant is!!!  The staining could be becasue these heaters draw air in from the bottom and push it out the top. so any dirty air  is pulled through the heater and pushed out the top causing stains on walls.  Thanks again!!

BP,

My wife and I are going through our inspection report for a two family we have an accepted offer on and the inspector noticed that there are black soot like heat streaks staining above the baseboard heat in the bedroom and living room of rental unit.  Does anyone out know what could be causing this problem?  Thanks.

@Josh VanSetten the house was built in 1960 and the insulation is shot.  It is insulation rolls.

@Frank Geiger and @Bill B. thank you for getting back to me.  I appreciate your time.  I did a little research and it does not appear to be a major expense to get it done which is making me lean towards taking care of it on our end.  I would hate to lose this deal over that ask.  Thanks again.

BP,

My wife and I just got an offer accepted on a two family that was built in 1960 and in pretty good shape.  An inspection found old insulation in attic that needs to be replaced.  What's the general consensus on asking the seller to remove and replace before going to contract?  Is that acceptable or is that something that the buyer would normally just take care of?

That was absolutely BEAUTIFUL.  Johnny you are an inspiration!!  Thank you for sharing your story.
