That comes to another problem I've been facing. The REIA in my area is dead all except for a guru guy who just wants to sell you his program. I'd love to find a partner or even a mentor, but I've had no luck in figuring out where these people actually are.

If you were looking to use Private Investor Money to fund your first flip or rent, would you present your entire plan to them first and how much would you typically return to them?

Seems I read the average return to Private Investors is around 10-15%. How do you get them to actually want to invest in your plan otherwise?

My fiance and I were viewing some houses a few weeks ago and most seemed to be being bought up quick!

Our agent said while we were viewing a house that the market is definitely a buyers market right now, which makes me think I need to jump in asap.

Have no deals under my belt yet and am looking for any and all help I can get.

Hello! I'm from Chattanooga TN, but recently moved to the Muscle Shoals area of Alabama.

First taste of REI was actually from Lance Edwards dollar book for kindle called "Big Money in Small Apartments".

I had a book by Scott Trench called "Set For Life" recommended by a friend in the very beginning which opened the Rabbit Hole I've now fallen into.

Currently I'm reading Richest Man In Babylon, Common Sense Investing, and Bigger Pockets Beginners Guide to REI.

Great stuff, really excited to hear from people in here and hope to make some solid connections.

I have made the noob mistake of talking to Realtors rather than sellers about houses, not knowing what I was doing, but those mistakes have led me to where I am today: checking out my first home, as a future investment.

Would this work:

>You find a good deal or listing

-would you need to speak to the owner to get a note or something in order to post it as though you were renting it out?

-Keep in mind this is before buying or making any down payment

>Find tenant's looking to rent

>Then buy property or make downpayment

>Rent out to tenants you found

Im new to investing and credit in general, so finding a loan is going to be difficult for me.

I want to house hack to get started or at least get a multi-family going so i can increase my income and reduce my living expenses.

The wife is more concerned with immediate situations such as getting another car as we only have one. I work and she stays home with the baby, so two is definitely needed.

I think of REI as a kickoff into being able to afford things like a good and reliable car as well as a way to build up my credit and save/invest.

I'm 26 years old and make 14$ an hour at a factory job. I don't see too many people in a situation like mine, so if there are any tips to getting my foot in, all are welcome.

I understand private investors and creative financing are the route i will have to take, but that is a "well without water" currently.
