I've signed paperwork to purchase a duplex, and now in due diligence. Other than requesting financial info and having an inspection completed, any advice on other steps to take to for due diligence? Also, can anyone recommend an inspector for the Charlotte NC area?

Mike - I've seen/heard the same thing. It seems as if there is barely any inventory in Charlotte right now and no shortage of investors looking for it, which has squeezed margins to barely anything. I think that is the case both for single family and multi family, at least on the rental side. That's why I've shifted my strategy recently and going to be seeking flipping opportunities. Anyone else in Charlotte see anything differently than that? Would you agree with the above Mike?

Hello everyone! My name is Michael Shoniker and I'm a new member out of Charlotte NC. I've owned a couple of rentals and am looking to put some extra capital to work by finding mostly flipping opportunities, but also not opposed to a rental should it be a deal that is hard to pass up. I'm looking for wholesalers to partner with in the area, so it would be helpful if there's anyone on BP that is interested in partnering! I'm also open to meeting and just having general discussions on real estate investing, partnership or not. Thanks and I look forward to hearing from some of you!
