I would work on getting the rest of the houses under contract and seeing if the end buyer wants those as well.  Somebody will eventually do it if you don't.

There is a news story out about Offerpad that I would be showing your clients about how they are being fined by the FTC for taking advantage of sellers.  Also, Opendoor is going to want to do a video walkthrough of the property and then send someone out to walk around the property before sending an offer.

What I would do is take really good pics of everything and also a really detailed video that you can send out to buyers.  That way you are minimizing the foot traffic but also able to present it to buyers who wont try and take advantage of your sellers.

Are you doing 10+ wholesale deals a month consistently?  What lead source are you finding is the best to accomplish this?  

Cold calling? Driving for dollars? Direct mail?  Paid ads?

 There are a couple different meetups that take place in the Upstate.  They usually get posted in the facebook groups for Greenville Real Estate Investors

 There are 2 main greenville groups on facebook you can join, there are a couple others like anderson and spartanburg but they are mainly the same people as in the greenville groups.  And as @John Underwood mentioned there is Upstate CREIA.

Your best approach is that you are looking to buy a house in the neighborhood and are wondering if they might be interested in selling.  You don't want to go directly at it as a pre foreclosure, this is a quick way to get them to shut down and not speak to you.  Build rapport, offer solutions, it will eventually come up in conversation.

If you have a solid deal you shouldn't have an issue getting buyers for it. If you are trying to build a buyers list first before having a deal, you could join the local REIA group, meetup .com groups, facebook groups for local investors in georgia, you could look on flat fee listing websites for houses that have been flipped and skip trace the sellers.

There are multiple avenues to get into real estate investing.  Seller financing, subject to, & sandwich lease options are all ways to get into real estate without having to have lots of your own money or even good credit.
