To give an update, the tenants have decided that they should only pay half the agreed upon rent for the month of January. The did discover some water under the bathroom floor by taking it upon themselves to remove the floor. The water is a recent leak, as I had a mold professional check the area for mold and moisture in the 12th of December. So the moisture is new since then. After showing the picture to my mold professional he felt that until we can have a proper remediation done we should seal the area where they removed the floor.  I had my contractor there today to seal up the area and my tenants swore at him and created a hostile environment, and eventually told him to leave. At this point I have two different contractors, my general contractor and my mold specialist who are refusing to go in and do work while the tenants are there. 

I have already started the paperwork to evict them for nonpayment, is there anything else that I should be doing while that process is happening.  My suspicion is that they will drag the eviction to court and claim that I don’t do anything when they have a complaint. Although I have records to show otherwise.

I appreciate the feedback.  The mold expert has been there a couple of times to check, but he doesn’t charge to check and evaluate for mold.  The first time they complained about mold there appeared to be mold on some of there items, not on the walls of the unit. I had the mold guy check the area and he suggested I seal a couple of areas just in case there’s was moisture there and he cleaned the area. Since then we haven’t found mold.

I have a rental in NH that the tenants are continuing to claim that there is mold in, and that it is causing them health problems. I have had a mild expert come in and check the unit and has not found any evidence of mold in the unit. They are continuing to look for problems in the unit so much as to remove sections of the floor looking for problems. I have offered to let them out of the lease and they refuse to entertain that option. Is there anything else that I need to be doing? They have continued to pay there rent in time, but claim that they can’t use the master bedroom because they get migraines and asthma flair ups when they go into it.
