Post: What should I pay my contractor to estimate repair costs

I just partnered up with a general contractor who's going to come with me when view properties to give me an accurate estimate on repair costs. We have to sit down and figure out how I'm going to pay him. Is there a standard why that we should handle his compensation? Should I give him a percentage of the deal when it closes or a flat rate fee?

I'm a fairly new wholesaler in the Bay Area ( I've closed one deal) and I'm kinda all over the place with my marketing. I just got my motivated seller site thru InvestorCarrot up and running and I have a VA that sends me weekly lists for my direct mailer campaign. The problem is my marketing dollars are limited and I'd like to know if any other wholesalers knew which marketing strategy was most efficient here in the Bay. I'd rather put all of my marketing dollars into a campaign that works rather splitting up my money. Thanks in advance for your help.

Hello BP,

I am a new wholesaler in the Bay Area and I've been trying to figure out the best way to market myself and my business. Lately I've been doing direct mail and I have had some moderate success. I'm trying out new lists every chance I get and one list that I've heard is really good but I cant seem to find in California is the County Probate Lists. Can someone please help me in figuring out how I can get my hands on it!

Mindy Jensen I agree that no deal should be put under contract unless you have intention on closing on. I mean, it defeats the purpose of being in the business if you don't have both sides of the deal locked and loaded (seller and buyer) I personally built a nice buyers list before I got any deals under contract. But just in case, for some reason, you can't close, you want to be able to get out of the contract with little to no pain. No one wants to be stuck having to come up with hundreds of thousands of dollars that they probably don't have

Marshall Hawley put clauses in your contract that gets you out of it just in case you can't find a cash buyer. Clauses like "contract subject to partners approval". Even if you don't have an actual partner this clause can get you out of the contract if you can't find a cash buyer. Just tell the seller that the deal didn't work for your partner

I put out bandit signs for cash buyers last weekend and got 3 buyers. I also posted an ad on Craigslist last week and got 7 or 8 cash buyers so I'm going to post one a week and see if I can build a nice sized list. I'm also going to my local real estate investors meeting tomorrow to try to network with more cash buyers so I'll let you know how that goes

Hello, I am a new wholesaler in the Bay Area and I'm exploring different marketing strategies to find out what's best for me and my area. I put out some bandit signs last weekend and I got 2 calls, not sure if they will result in deals or not. I'm going to put out the remainder of my signs this weekend and I'm going to start my direct mail campaign. What I want to know is what list I should target with my mail. It seems like everyone is flocking to the vacant properties list and I want to target a different list to possibly come across some leads that other investors aren't targeting. Any advice on lists I should go after?
