I have a squatter so, I'm going through it right now how long did it take after you put in application for writ for it to get sign or have you not gotten it sign? I heard it was the sheriff office that's taken so long for set out.

Thanks, everyone I now own the property. Now the fun starts and Georgia has some of the worst squatters' rights in the country. If I can get them out with cash that's going to be a huge win.

@Michael Speck, whatever you do, don't piss off the squatter. The last thing you want is for them to damage the property. I've seen it happen before. As noted above, cash for keys is your best approach in my opinion.

yea, I fully understand that I hope they accept cash when I offer but living rent-free for months is going to be very enticing.

Best bet is offering cash for keys.

Thanks that's going to be my 1st option but I wanted a plan b

Im closing on a banked own property. The Bank doesn't know who lives in the house the previous owners have both passed away, so, I suspect a squatter. I connected with a lawyer and they told me the county is backed up and will be till September before the police can remove them. My question is I know I can't remove them but can I get a tenant into the property with a signed lease not being the owner will the tenant have the ability to kick out the squatter?

Agree with the other poster. Duplexes are unpopular in the Atlanta and metro. You will not find many so usually they're over priced. When you run the numbers they don't work.

Does anyone have any success with buying townhomes in Baltimore and renting them out?

Hey @Michael Speck - I'm not in GA, but it would likely help people to get a better understanding of what work you're trying to get done specifically — so they'll know exactly what kind of tradesman you're looking for.

Thanks, yes just general contractors

Can anyone suggest a good contracts and or handyman?

thanks

I bought a house that was listed with 3 bedroom. The previous owner turned a garage into a room. It has a closet a door to the outside and a door to the rest of the house. How difficult would it be to have it grandfather in or am I taking a risk of having to tear it down by trying to have it grandfather in?
