Just finished listening to this great episode and had a couple follow-up questions. I am looking at my first multifamily (a 8-plex) that has a low NOI and would have a possible negative cash flow (mortgage and cap ex would make cash flow negative) until vacancy is full. Based on what David said in the deep dive he expects to have a negative cash flow for the first year. What is the norm people's experience when purchasing multifamilies with an initial poor NOI/negative cash flow. Is this the norm or a red flag that the purchase price needs to be lower for the deal to work?

Greetings BP friends! My wife and I have just submitted our first offer on our real estate investment adventure. This house definitely needs some TLC and I understand that we really cannot ask sellers to fix parts of the house. The question I pose to the collective forum is what, if any, negotiation power do we have as the buyer on an "as-is" house? Where can I gain leverage in negotiating? Thanks all for your help and guidance.

Getting ready to make an offer on a foreclosed/ban owned SFR. This house has been on market for awhile and needs some work.

What have been some experiences on making lower offers/purchasing on foreclosed properties? Do banks negotiate often or just make yes or no replies to offers?

I am getting the FMR from the HUD website (HUD user), which is about $300 above what house rentals are in my area. Have others had this issue?

When determining rent, has anybody else had the fair market price be greater (by about $300) than the rent observed in their market?

I wouldn't go just Sec 8. But, I would make the rental Sec 8 available. I live in a small town and there is a high demand for SFH rentals.

I'm just getting started in Minnesota with SFH rentals. In my area my realtor mentioned there is a lot of need for section 8. Does someone know where to go to get the SFH registered for section 8 in Minnesota?
