@Joshua D Rodriguez personally in the past when I have needed cash NOW I have turned to waiting tables. I'm not sure what you do now, but waiting tables at busy places even in a small town I have made up to $300 a shift in tips. You might look into that.

@Joshua D Rodriguez I agree with everyone else here in that the very first step would be reading and listening to everything you can get your hands on while you try to increase your income/save money. There are a ton of free resources under the education tab on this site.

@Chris Seveney thanks for the response. It is active on the mls, we went to look at it today. We called the county tax office who has it still listed under the owner and they say the taxes owed are almost 15 k. The realtor said that it is in foreclosure and the lender has possession. Thank you for your advice.

@Joshua D Rodriguez I am a newbie too but just wanted to give you some encouragement. I have started listening to podcast #300 and Zeona talks about getting started by maybe just renting out one room on airbnb, whatever you have to do to get started. That might be a good place to start!

Hello, I have found a property I am interested in purchasing to use as a rental. It is a SFH. Doing a little research I have found that almost 15k in back taxes are owed on the property. It is currently in foreclosure. When making an offer, would I offer for example 35 k and stipulate that the seller pay the back taxes? Or offer 20 k and say that I will take care of the taxes? The tax office shows that an individual still owns the property so I guess the foreclosure is not complete yet. What would you do in this situation? What is standard protocol here? Thanks so much for any advice!

@Jeremy Williams thanks for the reply. It is built on a permanent chassis but it is on blocks and tied down. I am not sure if I have the trailer and land as real property at this time, I believe that they are taxed separately. I will definitely look into that. It does that the HUD certification label though. Thanks so much for giving me some ideas of what to look into!

@Stephanie Medellin thanks for that info. I called the mobile home dealer that I bought it from thinking they would know the local lenders. I ended up calling one of them and he said they could do it but the topic of whether it's on a permanent foundation didn't come up. I will be sure to mention it. Thanks so much!
