@Remington Lyman what about the smart locks where you can make sure it’s locked from your phone? If you have enough clients maybe this is something you do for each property? I’m not sure if you are a property manager or what exactly your role is. Sorry that happened though.

@Jacob Kline this one is in Gautier, Mississippi. The Fire Marshall had to inspect it and I had to do a few things like add a deck to both doors and pour a concrete parking pad.

@Kyle Mccaw wow thank you so much- that is exactly the information I have been searching for. Yes that’s why I put “property manager” in quotes earlier, they are all over the place here with business cards and everything saying they are property managers but when I look them up, they don’t have an RE license! As far as my time commitment I am looking to do something on a pretty small scale initially and grow it slowly. I even thought about starting a business “turning over” Airbnb’s. Possibly even down to cleaning and getting it ready for the next tenant. As you can see I am definitely in the research stage of this. I actually have a lot of free time, it’s just usually at odd times as my husband has a weird schedule. I am going to look further into all of the aspects you mentioned. Thanks again!

@Nawzad Babiry $15,000 trailer that I had moved onto a lot I got through tax default. Rents for $495 a month.

@Lucia Rushton thanks for responding. I live in Big Spring, TX. I currently have 6 properties including the one I live in. I manage them myself. I really enjoy it and feel excited about real estate. I am mostly a stay at home mom but work part time as an RN. Although I can make good money working here and there as a nurse I really want to do something that puts me closer to real estate and in proximity to others that are into real estate. I don’t feel that I could be an agent at this time because of having two small kids that I don’t want to put in daycare. I think if I enjoy doing it for myself and have pretty much learned the ins and outs of it that I could possibly start a profitable (and much needed) business in my area. I know a lot of “property managers” here that aren’t real estate agents and I just want to go about it the correct way.

Hello, I have been thinking about starting a property management business that would manage SFH and MFH. I understand that in Texas I would have to get my RE license. How would I find a broker to work under though? I'm not interested in actively acting as a buyers or sellers agent. Do some real estate companies hire someone just to do this? How much of a cut would the broker get? How can I do this as independently as possible? Thanks in advance!
