Colorado and Montana STR owners:

I use Ownerrez (VRBO, Airbnb, direct booking site). I have seen mixed opinions on reporting to the Colorado and Montana Department of Revenue as it relates to Sales Taxes and Airbnb bookings. 

1. Report your gross rental income, then list the Airbnb as exempt total because they pay taxes on booking coming in through them.

2. Do not include Airbnb bookings at all because Airbnb reports these bookings.


The total tax due does not change. Just the reporting. 

Which is correct?

@Jeff Langley I’ve heard the same thing. Seems like the June-August months are responsible for the bulk of the income. Just the opposite of the Vail market where we currently live.

Curious about your ROI? AirDNA numbers seem high than probable on some SF options, but I'm new to this market.

I would add Winter Park to the list. With Alterra money in the resort and private money developing Roam in town, we could see a lot happen there. Ski train from Denver and less time on I-70 is enticing for those living in Denver.

Vail is too expensive for a solid ROI, however, opportunity occasionally presents itself in/around Beaver Creek or other Eagle County neighborhoods, but one would be looking at (speculating on) appreciation to balance a lower ROI here.

I can echo Rod’s comments. You’re over a year, trust all of Eagle County, sales prices are up 23% and active listings are down 41%.

We used to see more of an opportunity in long-term rentals, however, now with more people managing their own short-term rentals and eliminating the property management fees, it is becoming more profitable to go that way if you’re willing to work since this is more of a job than simply an investment.

I am a licensed Realtor in Colorado and own a few rental properties Colorado and Tulsa, OK (recently started out of area investing).

I am considering starting a wholesale business, not necessarily focused in Colorado, as well as expand my rental portfolio further outside Colorado.

What are advantages/disadvantages to obtaining my RE license in states where I would be wholesaling and building a rental portfolio?

Does anyone have any recommendations for a property manager in Tulsa, OK? I'm buying out of state...

Also, does anyone have experience with common fee set ups in that area; is a leasing fee+monthly management fee normal?
