@Neel Jain, I think you are right on the Cap Rate. 12.31 doesn't sound right. I may have fat fingered some numbers. I have heard many things about what to look for and some say Cap Rate only. Some say ROI and Cash Flow. I'm still trying to figure it all out.

@Neel Jain, yeah, I have about 7 properties I have identified that could work but being an out of state investor I want to make sure I have margins. I already calculated in vacancy, CAPEX, repairs, etc. My current plan is to buy 1-2 properties a year until I am eligible to retire at 50 years old (15 years). I am also debating trading up into multi-family once I am comfortable enough. Are you looking in San Fran?

I am traveling back to my hometown next weekend and am looking at single family rentals. I am in the foreign service so I will be doing this all from afar but I have identified a realtor, property management company, and lender. Now I am searching for deals. As Brandon Turner from the podcast mentioned, he only buys when it can cash flow $200+ and ROI 12% or more. What am I missing?

I am in the market for my first purchase (single family house) in Metro-Detroit. Since I am in the foreign service I am looking for recommendations for a quality property management company. Any recommendations?

Do you have to put all of the money into the LLC in order to purchase through it? I am in the process of opening up and LLC as we speak and want to do it the right way as well.
