@Mark Coltrin I work in the Henderson/Las Vegas market as a real estate agent and property manager.  The rental market is relatively strong right now and vacancy low.  We are still seeing multiple applications on rental homes that are made ready and priced correctly.

@James Phan as part of your calculations and weighing options I would also include an analysis if the current rental properties are at market rent.  You might also consider making some improvements to the existing rental properties to see how much more income can be generated before making any moves. I have come across situations where rental properties are well below the market rate or are not at the maximum potential.

@Ronnie Talledo Some of the investors I have been helping purchased rental properties in Henderson, NV and Las Vegas have focused on making offers on tenant occupied houses.  This reduces the competition a bit.  There are some some strategies involved to have it done right though.

@Jimmy Johnson I would select a market that you have the most familiarity with.  Select a realtor with specific knowledge of the area.  Ideally look for a Realtor that is also a property manager (even if you decide later to self manage).  I also suggest long term rental over over short term (especially if you invest out of state).  Take a look at Henderson, NV as well.

@Ronnie Talledo I have not personally had any luck with fourplex in Vegas.  On my own investment properties and others that I manage I found some opportunities with single family detached, townhouses, and condos.  In particular I like finding opportunities that need just a bit of work (interior paint, countertops, resurfacing cabinets, etc...).  It is competitive getting an accepted offer (still) but possible.

Hi @Chris Unice.  Looking forward to connect.  The Las Vegas/Henderson condo/townhouse market is very hot right now but still opportunities to be had.  Primarily condo/townhouses where marker rents have not caught up.  Best of luck.

@David Francis Invest in a good rental property.  Think of each rental property investment as an individual business decision.  And like most of the comments here I agree that it is nearly impossible to time the market.  I would focus on being in a strong financial position to be ready for any storm.  Do not over leverage and select a solid rental property.

@Jon Dahl You might try looking for major employers within a three mile radius and contact their HR departments.  In particular if you are nearby hospitals.  I would also be careful on offering the home as a corporate lease.  Sometimes we will run into fraud and one of the ways to filter is select companies with a real presence (online, etc..) and preferably with a D-U-N-S number.
