Here in Vegas I only allow non leaseholders into the home to retrieve belonging if one of the leaseholders is present.

Also, make sure all applicants are ran based on exactly the same qualifications.

If you have not already accepted an applicant the only option would be to de-list it and then place back on the market at higher rate.  

But I would stick with the current price to avoid any fair housing claims by applicants who may have been turned away.

There is a fourplex near Sahara and Decatur selling in the low $500s built in the late 70s.  The rent is about $750 per unit.

I like the growth and development in chinatown right now.  I think its going to be great multi family investment.

Also, if the applicant says they do not deposit their tips then i would respond with:  The income has to be verifiable and unfortunately cannot rely on stated income.  If this is not possible I would deny the applicant for not providing verifiable income.

In this case I ask for the last six months of bank statements and average them over six months to determine monthly income.  The bank statements must be recent and include the applicants name.  I do not accept business bank statements.

Do you have nearby, similar duplexes that you can use as a comparison?  If it were me I would start with analyzing the difference in rental income of a duplex vs single family.  This of course is assuming you are using this asset as a rental.

@Brandi Scharrer I would focus on the situation you had to deal with in regards to the the AC and Heat not working.  Leave out all the rest (garage door opener, internet, etc...).  Calculate the daily rate by the number of days the AC was not working in 100+ degree heat and the number of days the heat was not working in cold weather.   

If it were my tenant and the AC went out in over 80-90 degree weather then I put them up in a hotel on a budget based on daily rate.
