I used Phil Weiler when I sold my investment in Pinellas County. Great job, investor friendly. I'll PM you his info.

I've done cash for keys 1 time. They had rented for many years. He lost his job and they struggled to pay the rent. We did cash for keys and they moved into a small apartment they could afford. In this case a win/win. Offering cash rest the relationship. They ended up cleaning the place before they left.

It has a good positive cash flow. I'd hang on to it.  However if you the cash would help spring board your next move I would do it sooner then later. The market seems to be softening.

I can relate to this. For me it was less specifically about real estate and more the general dynamics of our relationship. I would share things that I found (Podcasts and articles) that I thought she would find interesting. I was ready to engage her in conversation whenever she asked a question. And most importantly I made some money.

I need one of those fancy airplanes. But they are in the same town that I have family. So it works out. End of the day I don't want them calling me anyway. (Renters not family) :)

I'd recommend Phil Weiler, I don't think he does property management but a solid investor friendly agent.
