Post: Note ROI Calculator - Expenses to Consider

I am putting together a Note ROI Calculator for myself (since I know better than to go asking for one :) ) and wanted to seek some input for what expenses I should be considering. I currently have two expense categories: Guaranteed Expenses (ex. Servicer Costs, Income Taxes), and Potential Expenses (ex. Expenses incurred while going through a workout process like taxes, insurance, etc.).

Two questions for you all:

1) What expenses other than the examples I gave do you think I should be including/considering?

2) Do you agree or disagree with my decision to split up these expense types?  And why?

Anyone in the downtown Chicago area interested in note investing and looking to connect?

@Ali Boone Thank you for the insight--it's always easy to listen to people who think the same as you, but it's the ones who say something different that are usually the better ones to pay attention to.  I was drawn to Atlanta since it seems to be a pretty good hub for some major corporate headquarters, but as I've done some more research I've gotten more aware that I'm probably too late to the party since the market has been hot for a bit now.  (Although obviously there's value out there if you know where to look, like anywhere.)

The reason I'm trying to stay away from Chicago/Illinois is (1) the taxes are absurd, and (2) the city's population is declining.  Both of these indicate red flags to me, and while I'd love to invest in some properties close to home I don't think it would be worth it given those concerns (again, obviously there are exceptions).

I'm an Illinois resident looking to do some out-of-state buy-and-hold investing, and the Tampa metro area looks pretty interesting to me. My strategy (at this point) is to look at areas within an hour of downtown and see if I can find something that looks appealing. I'm looking at places < $250k. Any recommendations of where to look and/or people of interest (property managers, real estate agents, other investors, etc.) that I should consider?

I'm an Illinois resident looking to do some out-of-state buy-and-hold investing, and the Atlanta metro area looks pretty interesting to me.  My strategy (at this point) is to look at areas within an hour of downtown and see if I can find something that looks appealing.  I'm looking at places < $200k.  Any recommendations of where to look and/or people of interest (property managers, real estate agents, other investors, etc.) that I should consider?  So far I've looked into the Kennesaw/Acworth/Marietta area which seems to fit the bill--anyone have any experience there?  I've also heard from a friend who used to live in Atlanta that I should look into the Buckhead/Lenox area or Midtown as well.
