If you are in serious credit dis - repair, contact Lexington Law (lexlaw.com). Serious help for seriously trying to get out of debt. Not free, but reasonable. They know the law better than you ever will and know how credit bureaus work and it is not pretty.

Janith Start with the free Bigger Pockets Guide to Real Estate Investing. Excellent overview . Use all your free tools (some podcasts, 5 calculator uses, etc. Jim is right - decide what area you want to invest in and study, study, study. Eli - Thank you for your post. I am just getting started with my RE strategy and won't be investing in DC initially - More like Maryland and Virginia, but I appreciate your advice and applaud your decision to start this startup. I am a LEED certified architect and admire places like Portland that have adopted this strategy as a way of life.

I am undaunted. Your argument about cost is an old one and used to make sense. So many manufacturers have responded to the green market that there is little, if any, cost difference. 

You have to be careful, no doubt, but I think it will work. I appreciate your input.

Hello, Michael.

Probably a combination eventually. No development yet, but single family stand alone, townhouses, small multi-families. Build up as I go.

Make the units more energy efficient will do both - lessen impact on the grid and lower operating expense. 

I don't have the funds to start in DC, but possibly in the future. The property I own is in Virginia. 

Coffee would be a good thing. Don't know when yet, but keep me posted on your schedule. Over the Holidays?
