Hey All, my name is Michael! I've actually had a high interest in real estate investment for a long time, but due to some struggles in the past just never pulled the trigger on it. Now I'm older, wiser( I hope) and more stable I've decided not to just do it but to take action.

I anticipate with the resources available here and other members expertise I will be able to fully educate myself and become a successful real estate investor. 

I promise I will have many questions for all of you here, in fact I've already reached out to a few of you in order to make things happen.

I've downloaded all of the free books and actually had them printed and bound so I can take them with me where ever I go. 

More than likely will begin on my Real Estate license quickly.

Currently seeking my first investment property, flip, single family, multi-family, or commercial.

What about cash flow through Light Industrial development? I don't know anything about it, but it sounds lucrative. LoL

The town I live in recently, through a study determined the only 1% of available real estate was zoned for residential. 

I'm interested in getting thoughts on cash flow through commercial development.

I'm looking to get involved in some real estate investing, specifically single family rentals and ultimately multi-family housing. I have decent credit but limited funds. However, I also need to purchase a personal residence. I'm looking for a strategy.
