We are looking at 6 different single family homes and a 25 door apartment in the same area (approx 2M for all houses and 2.75 for MF). We are lucky enough to be able to pay cash. Since we are not working W2 jobs, is it best for us to pay cash for the greater monthly cash flow or try to get financing (although has been tough since we don’t have day jobs). Cash flow from the homes would be just over 20k a month and 25k a month after expenses on the MF.


Our current thought is to buy all of them in cash and use the income from the new business to help support loans going forward on deals we put 20 to 40% down on.
