Hard to say at this point if you can do something for only 15% down. Because of Covid lenders want to see liquidity, strong financials, and solid experience.  Also, a smaller down may mean the money is more expensive.

You might want to check with your local code, but I don't think less than a full kitchen means it's not considered a unit.  If you're renting 6 unites then it's 6 units, so I don't know if you can avoid commercial financing. All the best. 🤙🏽
