NC- Looking for non-qm for client

Attorney contact of mine is handling an estate for a living person who is incompetent. She is making all the financial decisions and is POA for all signing. The estate essentially has no credit score but there is plenty of income and liquid assets. They'd really prefer to get a loan vs tying up so much cash but they can pay cash as a fallback. Even lenders that will accept the POA still can't do much with essentially no credit score.

Who, if anyone, has the flexibility to write this kind of loan?
