My team uses Guesty for property listings and calendar sync.  We use breezeway for our cleaners and spot checkers who go in after each reservation.  Pricelabs for pricing.   RankBreeze for checking listing SEO.

The combo of all of these things is beyond incredible..

Hope this helps, let me know if you have any more questions.  Always glad to help!!

Thanks for the info!  I have tried guest but seems like the VRBO integration is terrible!  Maybe im doing something wrong?

@Michael Oliver, I would love to help you in any way I can. I have looked into Guesty but never pulled the trigger. I am in Grand Rapids would love to help any way  I can.

I tried the guest trial.  I am no t a fan. Does not seamlessly integrate between multiple platforms. I bet the are owned by AirBNB or something.

We personally use Guesty for overall management and guest communication, PriceLabs for dynamic pricing, and Slack for team communication (cleaners and handyman), and Breezeway to schedule cleans with cleaners, add tasks for handyman! We are also working with building our direct booking with Guesty.

I like guests but the VRBO integration is TERRIBLE!  am I doing something wrong?

Quote from @Tommy Parker:

Yeah I wouldn't complicate things with using another software since you only have 1 property.

I understand but there are good softwares that utilize all major platforms and do good job with managing all in one place.  For example VRBO does not have automated messaging.  AirBNB does.  I dont want to overlook a VRBO guest on accident

Thank you!  Is there a reason it's better for just one rental?

Anyone have any software they really like? I only have one property and don’t anticipate getting anymore.  But my day job is demanding so trying to automate as much as possible without hiring PM.

Thanks in advance!

I have purchased a primary residence that I will turn into a rental in Michigan.  I plan to do deals throughout the country though.

Should I register my LLC in the famous 3 of Delaware, Wyoming or Nevada? Or stay in m y home state?

Thanks!

Quote from @Eliott Elias:

Pre-foreclosure data is public record. Go to your county website and pull the list from there. This list consists of home owners that still own the property and have their auction date set.

Gotcha. So it wouldn’t be sites like Zillow or Xome?

Hello,  I am looking to contact foreclosures to contact the owners to try and help.  I have been sending out a bunch of emails but I have noticed they are all second chance foreclosures.  Which I think means that they are already removed from the property and would not be able to rectify?

Maybe im mistaken.  A little confused here.
