long-term I think the 4 would be better just in terms of number of loans with the bank.

I would say it is worth it to rehab considering the price an updated 4 bed can get for either a sale or revenue there now.


from what you listed that isn’t much to do instead of a complete rehab. What kind of price range is it?

Can you setup address forwarding and contact that STR's local post office?

That’s odd. Have you tried getting in touch with their customer service? 

Are they able to view your listing at all such as description and photos?


if they can, I’d update your description at the top of the listing noting that there is a current error they may get while booking and you are working with AirBNB to resolve the issue, but in the meantime to contact you at X number or website to book. 

I think you may see more and more people do hybrid marketing on AirBNB, vrbo , homeaway, Facebook etc and the descriptions may say something along the lines of, “if you don’t see a date open please message me directly or go to my website/link to check”

I don’t think gatlinburg/ pigeon forge prices have dipped from what I’ve seen. Have any data on that?


I’ve started looking in that area as well but I’m from out of state. 

Have you thought about purchasing land and building 4+ small cabins of different design ? (A frame style, log style, etc)


May be better for what you are looking to do and that way you can shape everything how you want it to be. 

Seems that a new direction would be to specifically book some days on AirBNB and others on a personal website , vrbo, or home away To get around this?

I think your best bet would be to see if there is a local gym you could make a “guest” deal with of some sort.

maybe pay a 2x yearly membership fee for 1-2 guests to get unlimited access while there, they just have to say your Airbnb’s name while there for the membership name.


That way you won’t have a potential claim of an injury caused from used equipment or not properly showing how to use equipment for a home gym. 


if you do end up doing a home gym, it depends what type of people you are catering to. If generally athletic, you will want to probably spend 2-2.5k for a real home gym setup (freeweight dumbbell rack, freeweight bench and power rack, treadmill) that is marketable above the other listings out there.

Will the new ordinance also allow for transferring of the permit in someone selling their short term rental to a new owner for example?
