Check out a website called Service Sold - it is locally owned by a member of my REIA. You can post up a job with as much details as possible and your max price, and contractors will bid it DOWN from there. You aren't committed to the auction and also don't have to take the lowest bidder and can see their previous work and what other jobs have cost.

Most the duplex deals I have seen in Lakewood are overpriced from an pure landlord scenario BUT could make sense for a house hack situation in that the mortgage would be covered. If you put in a room mate in your unit you could have a little cash flow and be staging yourself to buy the next property. Landlords are starting to feel the pinch of last years property tax hike so my feeling is prices are starting to level out or come down a little versus last year so if you shop hard enough you should be able to find a deal that works for you. I'm curious - why are you specifically look for 1950/1960's homes? There are houses in that age range in every one of the 63 zip codes that make up Cuyahoga county but obviously some have more than others.

He’s the president of the REiA I’m in and brings a lot of resources to the table.

For the West Coast investors - cleveland houses are OLD vs what you’re used to.
