Can i use the 1031 exchange to pay off another property instead of using the money to buy a new one?

Im selling one of my properties and i do not want to pay taxes on it. so i was thinking if i could just use the money to pay off my other property.

Great help thanks guys!

I will tell little more about it. so this tenant was on the third floor when I bought this place and all other 2 units was vacant. I decided to keep him. but..because of he's loud music and he's bad behiver, I already lost a good payer tenant. I decided to talk to him and give another chance but its all happing again, so a week ago I told him that the rent will go up. because of that  he's making the good tenants mad. 

the lease had expired..so im just trying to do the right so I don't make him worse...SUCKS!
