since covid has anyone applied for and recieved an sba 7a loan for starting a business? Who would you recommend and what were the challenges?

Hello, 

I will be in Colorado Springs this weekend. Thinking about moving here and or buying rental property. SFR for my family (3+2 and master bathroom). Regarding Rentals, large duplex/Twin house or maybe up to 4 plex. For the house, school district is important as well as lot size and privacy. Hi, yes one meter. And I do need to really find comps in the area for both scenarios. I was looking to see if everyone would be coming back with one obvious answer that maybe i didn't understand. I like @Nabil Suleiman comment on whether or not we can have the whole house vacant for length of time.

Hello,

My family owns a house in Glendale CA. Currently the house is subdivided, technically there is still easy access between the two units and can be made one house again very easily. I believe renting as two units will generate more income than as 1 house; my dad believes otherwise. it would be the difference between renting two large 1 bedroom houses vs. a nice sized 3+2. It's a fairly expensive area and rents are fairly high. While renting to a family maybe nice it seems more efficient to have only 1 or 2 people in each unit. Seems like there will be more holding time before you can find a family really qualified to make what would be probably be something close in cost to a monthly mortgage. Any insight on this or the best way to work it out on paper would bed great. Thanks everyone. *please feel free to let me know if this is better under another topic.

Hello, thanks for the replies. 

Is it possible or worth it to just buy a mobile home and rent it out? Everyones seems only post about creating a rent to own situation. Is this the only way due to the park rules not allowing sub lease? 

Has anyone used the loan for principle residence and what could be the greatest repayment schedule?  From the mysolo401k website: If a participant wants a repayment period longer than five years, plan administrators should obtain a sworn statement from the participant certifying that the loan is to be used to purchase the participants principal place of residence (a principal residence, has the same meaning as the term under IRC Sec. 121).  As long as you are purchasing 4 less units, can this still be considered principle residence?
